Tomorrow's live Q&A has a special guest: Joseph Esquivel, a licensed private investigator (License #20449) who investigates how mortgages are transferred, assigned, and endorsed from origination all the way to foreclosure.
He'll walk through what a chain-of-title analysis actually examines — note endorsements, mortgage assignments, MERS entries, county recordation, and whether the loan was properly moved into an investment trust (PSA compliance, trust closing dates, REMIC status). The practical question underneath all of it: can the party foreclosing prove it's actually the Person Entitled to Enforce (PETE) the note?
When assignments are backdated, missing signatures, improperly notarized, or skipped entirely, the foreclosing party's standing can be challenged. Joseph will explain how those breaks get found — and what a supporting affidavit from a licensed investigator can and can't do for your case.
